Upon arrival stated living area not cooling. Stated tech out yesterday for work. Found blower not plugged in. Found compressor overheated and not starting. Cooled down compressor and cycled system. Advised client Alex did a good job on the cleaning and repairs. Advised cleaning and repairs were necessary and I would have done the work it was my property.

Performed annual cooling maintenance on 2) 2014 York 4ton and 5ton split systems. FAUs located in outside closet and guest closet attic access. Replaced 2)20x25 filters located at FAUs. Serviced ductless units. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, cleared condensation lines from FAU, and rinsed condenser coils. Everything checked out in range. Thermostats checked out operational. System are working at manufacture specifications in cooling at this time of service.
Performed a cooling maintenance on a 2010 and a 2022 American standard condenser unit. Check sequence of operations for both units, checked all electrical components 2010 unit has newly installed run capacitor as well as a hard start kit upon checking refrigerant levels 2022 unit as well in range 2010 unit was low on refrigerant, client about adding 2 pounds of refrigerant to at least keep house cool at this time. Client agreed inform client how adding is not necessarily fix the problem understand after adding refrigerant at this time all within range and both systems are cooling down house properly at this time, maintenance changing out filters and blowing out condensation lines.
Executed a cooling maintenance on a heat pump split (technician notes). Wash down condenser coil, replace filter, cleared condensate drain line and cleaned cabinet with CO2. Capacitor – good. Circuit safety check – no loose connections or burnt wires. Running and starting amperage measured within manufacture specifications on all motors. Refrigerant circuit diagnostic – good. Temperature split 24°. System is cooling the home at the time of maintenance.

Found leak in condenser coil. We will be replacing condenser coil under parts warranty. Coil has been ordered and will need to be picked up from Goodman. PO 137247683–101

Performed a cooling maintenance on a 2011 American Standard 3.5 ton condenser. Washed filter located in garage. Flushed condensate line and tested water safety switch. Cycled cooling system, checked refrigerant levels, verified voltages and system amperages. Found capacitor and start kit within range. Cleaned up electrical compartment and washed condenser coil. Cooling system is operational at this time.
Performed a cooling maintenance on a 2 Goodman package units. Checked sequence of operations by performing split temps. At this time both units are giving a 21 degree split. Checked run capacitor as well as fan capacitors and blower wheel capacitors. Checked coils and blower wheels for any debris or damage. Bedroom unit has a hard start kit that is within range. Tighten all electrical connections and components. At this time both systems are working within manufacture specifications and both systems are cooling down house properly. Will need to monitor bedroom unit refrigerant levels as at this time they were in the ok range. After maintenance's, informed client about the great benefits of Hyde’s family plan. Performed cooling maintenance on 2005 Lennix split system and 2015 a Lennix split system. Changed out filters located in filter rack, furnaces are located in garage, cleared condensation lines at FAU, cleared all electrical components of dust and debris, verified proper sequence of operation, checked the volts and amps, checked capacitors, found both system, starting amps exceeding specifications recommended installed and tested compressor saver kits to prevent any further damage to compressors and internal windings and prolong life of compressor. verified refrigerant levels line temperatures and took temperature splits and cycled systems. Thermostat checked out OK, washed condensing coils, with recommended repair systems are now within manufacturer specifications and cooling and operating properly at this time of service. Renewed maintenance plan. Cooling service 2012 carrier equipment. Washed coils, cleared drain lines, replaced filters. Verified sequence of operation is operating properly at this time. Fan motors operating though advise are leaking oil and are past life expectancy, recommend replacing fan motors and capacitors due to common parts to fail on equipment over 10 years.
